Tutelian & Company has a rich history of land development in Fresno and its surrounding communities. Current land development projects include Park Place, Selma Power Retail Center and Broadway Row.

Park Place is adjacent to the Palm Bluffs Corporate Center, a planned community on 20 acres in North Fresno. The business center is positioned to become the premier business location in the Central San Joaquin Valley. In addition to the many diverse corporations operating in the business park, there are retail stores, restaurants, spas and health clubs. Park Place has excellent access to Freeway 41 and is located 1 mile away from the Villagio Shopping Center, Fresno’s finest retail and entertainment hub.

Selma Power Retail Center, a 107 acre site situated on Highway 99 in Selma, is a mixed use location of both retailers and restaurants, and is certain to become a destination for residents of all ages to enjoy. Highway 99 is the main artery through the Central Valley and is essential to the economic development of the San Joaquin Valley as well as the State of California. With passing vehicular traffic of 58,000 per day, Selma Power Retail Center will be the star attraction on the 99 corridor between Fresno and Bakersfield.

Broadway Row is uniquely positioned to be the centerpiece of the renaissance of the Cultural Arts District located in downtown Fresno.  With the City’s commitment to the implementation of the Downtown and Cultural Arts District master plans, combined with the current construction activity in the neighborhood (including the new IRS building and Fresno Hotel), it is apparent that the Broadway Row development is a project whose time has come.

The Tutelian & Company plan will create a vital and uniquely “Fresno” environment that will set the standards for a destination in which to work, live and be entertained, all contained in within the Cultural Arts District, repeating the philosophy and elegance of the tremendously successful Civic Center Square development, completed by Tutelian & Company.

Vehicular traffic on Broadway will be delineated with special landscaping to enrich the experience and help create a sense of place.  Fourteen-foot wide sidewalks will accommodate café and restaurant dining terraces, accent lighting, paving, building materials, and landscape treatment will create a lively and secure environment.

The central element of the proposal consists of a building program of new structures scaled to relate to existing, important historic resources including the Parker-Nash building, the historic San Joaquin Power landmark, Mayflower Hotel buildings, Fresno Hotel, Warnors Theatre, and the Fulton Mall. 

The residential program will include a mix of townhomes, single-story apartments, and multi-story live/work units.  The live/work units are primarily clustered around the Farmer’s Market and across from Parker-Nash historic building, while the townhomes and apartments are dispersed throughout the remaining areas.

Proposed retail stores will be an integral element in the farmers type retail program.  Additionally, small-scale neighborhood retail elements such as coffee shops, restaurants, convenience stores, art galleries, and workshops will enhance the work and living experience of Broadway Row.  Broadway Row integrates the special heritage of the area, whilst creating a unique destination.  It celebrates the area’s mercantile history, the integral nature of the arts, in an environment that is vibrant, elegant and exciting.  Fresno and its surrounding towns will look to Broadway Row as the Valley’s premiere example of revitalization, in a unique plan that incorporates mixed use of work, entertainment, living and retail.
